Hill House Cottage is a detached 3 Bedroom former farmhouse which was built in 1679 and provides comfortable, cosy holiday accommodation for up to 5 people. We have spent the last year renovating the cottage from top to bottom to a very high standard using local craftsmen; bringing the cottage up to modern day living standards but retaining and sometimes exposing new character to the building to provide a unique holiday experience. We have furnished the cottage with high quality beds and bedding to ensure a comfortable night’s sleep and provide both a large upstairs shower room and downstairs wet room with on demand hot water supplying the rainwater and traditional shower heads for a wonderful showering experience.

For bookings after 1st March 2022 we welcome guests with one well behaved dog.

Downstairs

Lounge

The spacious yet cosy lounge area has two leather sofas and a further armchair which are perfect for relaxing in front of the log burning stove after a long day of cycling, walking or sightseeing. There is a 42 inch smart TV and we also provide traditional board games and books. Further seating is available with the characterful stone window seat and there is also an exposed stone feature wall; the room also benefits from underfloor heating.

Kitchen/Diner

The kitchen boasts a modern ivory coloured kitchen with silestone worktops and with all of the usual features you would expect including a Stoves oven, a hob, extractor, dishwasher, washing machine, Kenwood microwave and fridge freezer. The Kitchen is stocked with all you need for cooking and cutlery for eating and has views over the local countryside if you fancy a bit of washing up!

The dining area has a large dining table for up to 6 guests with an exposed stone feature wall, wall hung TV, and patio doors with views over the patio, lawn and extending to the local fells and Tailbridge. Both rooms benefit from underfloor heating.

Wet Room

The wet room has both rainwater and traditional shower heads over a large shower area enclosed by a characterful glass shower screen. There is also a toilet, washbasin and illuminated shaver mirror and a black towel rail. The room again benefits from underfloor heating.

Understairs Cupboard

Houses the boiler and is an area which can be used for drying clothes and boots.

Staircase

We have retained the beautiful original stone staircase in Hill House to retain the character of the cottage; for this reason we advise against booking for children under 10 years of age; not because they are steep but simply because of the hard stone surface of the stairs. Safety and protection of our guests is of paramount importance to us. Please contact us if you wish to discuss the situation.

Upstairs

Master Bedroom

Our master bedroom has bags of character with exposed original wood flooring and a stone window seat giving way to views over the local countryside and the Pennines. There is a luxurious king sized master bed for providing a great nights sleep, radiator, fitted wardrobe with large shelf and hanging area, dressing table with mirror and bedside tables.

Bedroom 2

A generously sized bedroom with good quality twin beds (or which can be a super king sized zip and link bed on request); again with a characterful exposed original timber floor and stone window seat, views over the countryside and Pennines. There is also a fitted wardrobe, dressing table and bedside table.

Bedroom 3

This is the smallest of the three bedrooms but with the most character as we took down the ceiling to expose the eaves and wooden pegged beams. There is a single bed, chest of drawers, clothes hanging area and bedside table. The window gives views over the farmyard and onwards to the local fells and Tailbridge.

Family Shower Room

Large shower room with a large shower cubicle boasting both rainwater and traditional shower heads, toilet, washbasin, radiator and wooden towel rail.

Outside

To the front of the property there is off road parking for two vehicles and views over the fantastic local countryside and onward to the fells above Brough and Appleby.

To the rear of the property there is a large sun terrace and lawn area which is a real sun trap and ideal for eating out, sun bathing or simply relaxing and taking in the wonderful views. Through the field we own to the rear of the property runs a footpath which makes its way to Kirkby Stephen and was a route taken by Wainwright as described in one of his books.

For those who enjoy wildlife we receive visits from red squirrels and hedgehogs and the sounds of woodpeckers and owls are often heard from the large beech trees in the field.
